Stigmatized properties and latent defects will also be covered in the class. Disclosure requirements in various areas will be discussed including agency, property disclosures, fair housing, antitrust laws, RESPA and environmental issues including mold and the Chesapeake Bay Preservation Act. The course will cover the importance of honest, truthful conduct and the need for written disclosures to inform, protect and reduce liability and will stress that licensees must understand that managing risk is not just for the licensee's benefit but for the consumer's benefit as well. At the conclusion of this course students will have a better understanding of how to handle, reduce or avoid risk that may ultimately result in litigation for the licensee, their broker and the consumer. **The link to course materials will be sent 2 days prior to class in the email reminder notice.
